City Consideration and Approval of the proposed Claridge development at 175 Richmond Road

On August 23, 2012 at 9:30 am at City Hall (Champlain Room) the Planning Committee will be reviewing the application of Claridges for the redevelopment of 175 Richmond Road. Claridges is proposing to build a 9-storey mixed use building (residential/commercial) at the northwest corner of Richmond Road and Kirkwood. A separate residential building is proposed to front onto Kirkwood Avenue and the south side of Wilber Avenue. This building will be six storeys along Kirkwood and 4 stories along Wilber Avenue. There will be 227 residential units and 700 m2 of retail space planned. The building will have 114 parking residential parking spaces, 43 visitor parking spaces and an amount of spaces for commercial parking which has not been identified in the staff paper. The entrance into the underground parking will be on Kirkwood.

The property is currently zoned for General Industrial but has a Traditional Mainstreet Designation. According to the Richmond Road/Westboro Secondary Plan, a main street site of this nature is supposed to be 4 to 6 stories. Staff has recommended 9 stories on the basis of proximity to a transit station, the stepping back of the building at the second floor, the location being considered as a gateway, etc. Documents associated with the development can be found at: A copy of the Staff submission to the Planning Committee can be found at (see Item 7 under Agenda document).
