Proposed Development at 642 Tweedsmuir Ave

The Hampton Iona Community Group has received a notification for a proposed development at 642 Tweedsmuir, a property owned by Jason Wilson and Dale Owen.  The applicant is proposing to divide the property into two properties and build two semis.   The resulting properties will each have frontages of 7.77 m, depths of 32.66 m and total areas of 253.7 m2.  The applicant is seeking approval to divide the existing property into two and for several minor variances.   The full application is attached.

The variances for which approval is being sought are:

642 Tweedsmuir

1.       To permit an increased front yard setback of 7.2 m whereas the bylaw permits a maximum front yard setback of 6 m.

2.       To permit an increased total combined width of 6 m for the parking spaces, driveway and walkways whereas the bylaw permits a maximum width of 3.6 m for a property with a width of this size.  This means over 75% of the front lawn will be paved over.

3.       To permit a garage to not be setback from the front of the house, whereas the bylaw requires that for a property wider than 7.6 m, the garage must be set back from the front of the house.

644 Tweedsmuir (the proposed new property)

1.       To permit a reduced minimum front yard setback of 6.8 m whereas the bylaw requires a minimum front yard setback to be the average of the existing front yard setbacks of the abutting lots  which is 9.4 m.

2.       To permit an increased front yard setback of 6.8 m  whereas the bylaw permits a maximum front yard setback of 6 m for the first story of the front wall (note: items 1 and 2 appear contradictory)

3.       To permit a covered porch to project 2.2 m into the front yard whereas the bylaw says that the maximum permitted projection be equal to the aveage of similar projections  on the street on abutting losta which is in this case 1 m.

4.       To permit an increased total combined width of 6 m for the parking spaces, driveways and walkways whereas the bylaw permits a maximum width of 3.6 m for a property with a width of this size.

This item will be heard by the Committee of Adjustment on February 5, 2014 at 3:00 pm at 101 Centrepointe Drive, Ben Franklin Place, The Chamber.

  1. Hi Folks,
    I live down the street from this property and wondered what if anything is going to move forward? Is there another place I can find updates on the application? I note that for several months there has been both a For Rent sign and a For Sale sign on which makes me think the application was not granted but I wonder.
