246 Westhaven Crescent

A request for approvals for minor variances has been filed in respect of 246 Westhaven.  This proposal is going to the Committee of Adjustment on March 18, 2015.

The owner is proposing to demolish the existing structure and construct a 6.69 m x 41.65 m three storey, three-unit dwelling.  The zoning allows for a three unit dwelling so only minor variances are being requested.  The existing lot is 9.09 m wide by 60.3 m deep.  The proposed triplex would run the length of the property.   The attachment shows lot and building configuration. The lot is a long, narrow lot.  The applicant is requesting the following minor variances.

  1. To permit a reduced lot width of 9.04 m whereas the By-law requires a minimum width of 12 m.
  2. To permit canopies to project to within 0.15 m of the north side yard for Unit 3 and 0.23 m of the north side yard for Unit 2 and to permit a projected balcony to within 0.28 m of the southerly sideyard, whereas the By-law requires projections to be not closer than 0.6 m of the lot line.
  3. To permit a northerly side yard setback of 0.77 m whereas the bylaw requires a side yard setback of 1.2 m.
  4. To permit an increased combined width of 6.86 m for the proposed parking whereas the bylaw requires a maximum combined width of no more than 3.6 m.
  5. To premit a reduced front yard setback of 6 m whereas the bylaw requires the front yard setback to be average of the abutting buildings which is 10.41 m.
  6. To permit a setback of 11.2 m for the front wall of the first story whereas the bylaw requires a setback of no more than 6 m.
  7. To permit a balcony to project 1.37 m into the front yard whereas the bylaw requires the a setback of no more than 1.56 m
